PROJECT DESCRIPTION

The Project is located in Waltham, Massachusetts [“Silicon Valley East”] in a prominent location within the “1265 Main Street” mixed-use development underway which currently includes a Market Basket, Starbucks, Clark’s Shoe and other retail uses. The development is sponsored by a joint venture [“JV”] between the Demoulas family and Boston Properties. The site is located in the South-East corner of the overall development directly adjacent to Rte. 95, Tower Road and the Home Goods and is part of “Phase 2” a Class A, +/- 1,850,000SF mixed-use Master Planned Development [see other slides] including a substantial Life Science component.

A new 6 floor [including parking (3)], 71,000 GSF, state of the art Medical Office [39K GSF] and Ambulatory Surgery Center [32K GSF].

New headquarters for two preeminent orthopaedic medical groups supported by a bespoke surgical center.

The first floor will be VIP parking, loading, service, and the primary entrance.

Three upper floors will be comprised of facilities for an eight operating room ambulatory surgery center and the two medical practice groups.

Project Approach

The Project is scheduled for tenant occupancy by Q1 2024 and sitework commencement in July 2022. A fast-track design-build/assist and documentation approach will be taken to meet this deadline.

The Owner shall engage BHI/Altair Construction to develop this build-to-suit project. The design-build team will be required to coordinate with each other as well as informing BHI as the project progresses.

We, the undersigned, would like to express our strong support for the brand new, state-of-the-art Ambulatory Surgical Center (ASC) currently under construction in Waltham, Massachusetts and the 8 operating rooms it would add for patients not only in Waltham, but for those in surrounding communities and greater Boston as a whole. This expansion by Boston Out-Patient Surgical Suites (BOSS) would be a tremendous asset to our community and will increase access to high-quality outpatient surgical care.

Unfortunately, at this time, existing hospitals and surgical centers in Boston and in surrounding communities are struggling to keep up with the increased demand for healthcare services, including surgical procedures. Many patients face long wait times for outpatient procedures due to a shortage of operating rooms and surgical staff. This can lead to delays in important treatments and suboptimal health outcomes. The addition of these new, cutting-edge operating rooms would help alleviate this capacity crunch and ensure patients receive the timely care they need.

Furthermore, the establishment of this ASC will contribute to the overall improvement of healthcare delivery in our community. By offering and expanding specialized surgical services in a more accessible location, we can enhance patient outcomes, reduce healthcare costs, and promote a culture of wellness and preventive care. Boston Out-Patient Surgical Suites has been delivering exceptional, personalized patient care in Waltham for over 20 years. This expansion will help them better serve their patients and ensure that the wider community has access to the surgical care they need and deserve!
